950 homes to rise from Boleyn Ground ashes

A company called Boleyn Phoenix Limited have submitted a formal scoping opinion to the London Borough of Newham in respect of the proposed demolition and re-development of the Boleyn ground. The directors of Boleyn Phoenix are also directors of the Galliard group who have agreed to buy our ground once we vacate it.

The planning opinion suggests up to 950 residential homes in a number of buildings ranging in height from 4-16 storeys will be built, Another 950 square metres of the site will be developed to house small-scale commercial and community units. Associated infrastructure will also be built including new road access from Green Street, an extensive basement plus public and private open spaces and landscaping.

If planning permission is eventually granted for 950 homes at say an average of £200,000 per home that would gross £190 million Galliard homes less their expense of buying the land, demolition, the build and marketing!

The actual amount that West Ham United board sold the Boleyn Ground and it’s land to the Galliard group has not been made public but it is thought to be considerably less the prize on offer for it’s redevelopment. When Arsenal moved out of it’s Highbury home they decided to develop it themselves by contracting the construction of 650 homes to Sir Robert McAlpine.
